Oaks Terrace (92 units) & Sky Apartments (81 units) at Jordan Downs is a phased section of the larger Jordan Downs Redevelopment Project in the Watts Community of Los Angeles, CA. The properties were designed concurrently, with site planning and building massing guided by the implemented Jordan Downs Urban Village Specific Plan. Principles of Mediterranean architecture were utilized to create livable, walkable courtyard housing that prioritizes resident security, community, and privacy. Amenities for each site include a large community room, varied open spaces, in-unit washers and dryers, on-grade podium parking, and bicycle parking. Sustainability features include on-site energy generation and native planting. The project achieved LEED Gold certification.
Jordan Downs was originally built as temporary housing for workers during World War II and was subsequently converted to public housing in the 1950s. A comprehensive redevelopment effort is underway, with the Housing Authority of the City of Los Angeles (HACLA) revitalizing the original 700 units of the Jordan Downs community into 1,570 new housing units through the reconfiguration of city streets to create smaller, pedestrian-friendly blocks. The community-driven master plan (LEED ND) identifies sub-zones with required building heights and parking guidelines, leading to transformative housing density, new commercial spaces, community buildings and extensive green open spaces.
